Space Inventory
Land: The Town of Stratford has acquired a 72 acre site for development of the business
park. Currently, the total area available for development consists of 24 acres of the total
28 acre area included in Phase 1 of the park's development strategy. Phase 1 is a total
of 28 acres and essentially represents the area which can be developed through
installation of a gravity sewer. A three phase implementation is proposed which will
ultimately result in a 108 acre park that will be fully serviced with roadways, sewage,
electrical power and water supply. A fourth phase is also proposed on private land near
the business park.

Pricing:
- Land: The price of land in the Stratford Business Park is currently $50,000/acre.
- Service Installation:
- Water and Sewer Costs: Water and sewer mains are provided on the right-of-way. Water and sewer laterals from the main to the building are the responsibility of the private developer.
- Power: Power is provided on the right-of-way. It is the responsibility of the private developer to construct an underground service complete with a concrete pad for a transformer to Maritime Electric standards.
- Roads: The streets are constructed by the Town of Stratford and turned over to the Province to maintain. Driveway access is the responsibility of the private developer including a charge levied by the province for the culvert.
- Municipal Tax Rate: The commercial tax rate for the Stratford Business Park is ¢99 per $100 of assessment.
- Rebates and Incentives: There are no tax rebates or incentives available for owners at the Stratford Business Park.
